$1.3bn Hills Shire site releasing more lots



Located in Box Hill, The Hills of Carmel development is progressing ahead of schedule after 275 lots are snapped up in six months.

Council consent has been received for a further 300 lots to be released to buyers over 2017 with construction set to begin on The Hills of Carmel housing in February 2017.

Prices start from $427,000 for 300-square-metres on the 2,000 lot sub-division, located in Box Hill which has recently been rezoned for development.

“As Sydney home buyers continue to face a shortage of affordable housing, and in particular, in detached dwellings, The Hills of Carmel offers a prime opportunity to buy into an area that not only offers a wonderful quality of life but will provide strong value growth over the medium to long term,” said Bob Welsh, property development consultant for The Hills of Carmel.

“In line with the need for smaller lots, as described by the Department of Planning, we are providing both small detached dwelling lots and larger lots ranging in size from 300-870 square metres,” he said.

It is expected that the first home owners will be able to move in by winter 2017 and Homeworld has announced they will open a new display village mid-2017 in the area.

The Hills of Carmel are located 40 minutes from the Sydney CBD, 10 minutes from the new rail line at Rouse Hill and will form part of a community that includes a new shopping centre, playing fields, schools and extensive outdoor space and bicycle paths.
