Pellicano sale provides development potential

Builder and development specialist Pellicano has sold a large vacant landholding in Ravenhall, Victoria, to capitalise on increasing buyer demand from owner-occupiers looking to gain a foothold in strategically located areas.

According to the developers, the substantial 21,275-square-metre-site, located at 100 Riding Boundary Road, offers a prime location in the heart of the Orbis Business Park – one of west Melbourne’s fastest growing industrial/commercial precincts.

Orbis Business Park is a 70-hectare master-planned business community, reportedly offering a superb location, transport access, freeway exposure and facilities, including childcare and two cafes.

The site offers huge exposure backing onto the Western Freeway, while also providing excellent port and CBD access.

Todd Grima and Harry Kalaitzis of CBRE negotiated the sale, with a local owner-occupier buying the site.

Mr Grima said the purchaser acquired the land to accommodate business expansion, with plans to develop a purpose-built 6,000-square-metre office, warehouse and cold-storage facility.

“This new facility will take up approximately half of the site, with further plans to develop 12 small industrial office warehouses on the remaining land, which will soon be offered to the market for lease,” he said.
