McGrath Modular is set to open its new modular precinct at the Keneric Business Park in Wangara after inking a long term lease across 50,000sqm – marking one of Perth’s largest industrial leasing deals over the past year.
The deal, negotiated by CBRE Director, Industrial & Logistics, Daniel Sanzone, consolidated McGrath Modular’s two facilities into one site at the 14-hectare industrial precinct.
Mr Sanzone said the property’s location and scale were key factors underpinning the deal.
“The deal illustrates Keneric Business Park’s rare position in the market to accommodate large industrial tenants and owner occupiers on one site in an established location,” Mr Sanzone said.
“The property’s proximity to major road networks and a large residential catchment helped secure the site as the new home of McGrath Modular Precinct.”
McGrath’s parent company, Onterran Limited, Executive Director and CEO, Heather Gardner commented: “The move to Keneric Business Park capped off an exciting year for the business.”
“In the past twelve months, we completed a rebranding exercise to reflect McGrath’s broader product offering - McGrath’s was awarded two major contracts and successfully launched the high rise modular system,” Ms Gardner explained.
“Securing the precinct will give McGrath’s the added capacity required to deliver the secured contracts and meet the projected demand for the high rise modular system.”
McGrath Modular General Manager, Ian Ginbey, said the deal supported the company’s future strategic direction.
“2016 will see us realise the next step in the evolution of our business, with the viable consolidation of multiple business premises and the creation of the McGrath Modular Precinct,” Mr Ginbey said.
“The opening of the McGrath Modular Precinct will not only allow us to consolidate our head office, manufacturing facilities and sales offices but will also showcase our extensive locally designed and manufactured product range. The precinct will feature new designs for our granny flats, two, three, four and five bedroom homes, as well as our recently released high rise modular system, which can be adapted to meet varying requirements of hotel accommodation, aged-care facilities, student accommodation and residential apartments.”
Located approximately 18 kilometres’ north of the Perth CBD, Keneric Business Park is one of the state’s premier industrial precincts, specialising in accommodating large occupiers, requiring lot sizes ranging from 3,619sqm to 57,770sqm.
Approximately 70,000sqm of serviced and available industrial land remains available at the estate for large industrial tenants or owner occupiers.
